Construction is underway on a new gas station at the northeast corner of Colonville Road and South Clare Avenue. Marking the latest commercial development in Clare’s northern industrial district. Just beyond the overpass of US-10.
The 3,955-square-foot facility is being built by RPF Oil / Gas Property, LLC on a five-acre parcel recently acquired from Clare Northern Group, LLC. Plans submitted to the City of Clare Planning Commission include a future second phase that would add a dedicated diesel pump area.
The Planning Commission reviewed the site plan earlier this year and held a required public hearing prior to consideration. City staff recommended approval of the project, noting that construction is expected to contribute to local tax revenue and job creation.
The only zoning issue identified during review involved the height of a proposed pylon sign, which would require variance consideration by the Zoning Board of Appeals if it exceeds the district’s 30-foot limit. Photos taken this week show the building shell largely framed and wrapped, with roofing installed and mechanical systems beginning to take shape. Site grading and gravel preparation are also underway as exterior work continues.
A Quality Performance Plumbing team began laying pipes for the structure this week.
An opening timeline has not yet been announced.
Meanwhile on the opposite side of the street, Speedway is due for a dramatic facelift.
The weathered station is planning to replace their underground fuel tanks, while upgrading its pump configuration. Including a dedicated diesel fueling area as well.
The current layout, which includes two fueling rows, is being reconfigured into a single, modernized row design like the area’s newer fueling stations. This will allow more spacious parking maneuvers that are currently prone to much frustration.
The existing canopy is being removed and replaced as part of the redesign. In addition, the canopy is being repositioned to eliminate an overhang that previously extended into the Michigan Department of Transportation (MDOT) right-of-way. The renovation also includes repaving and concrete replacement throughout portions of the lot.
City officials had requested improvements to certain areas of pavement that had fallen into disrepair. Plans also call for relocating the dumpster enclosure to the rear of the property.
The redesign is expected to improve traffic flow within the lot and create a more streamlined fueling layout, offering longtime commuters a more modern and efficient experience.
As an aside, Culver’s will be adding a second drive-thru lane to their current layout sometime soon. Which will yield more business and faster service.
