The first new condominiums in a decade were unveiled to the public on February 13, 2025.
Located at A1 N. Bailey Ave., the three-story, three-bed, three-bath and three-balcony condos overlook the Black River that provides direct access to Lake Michigan.
According to Ryan Servatius, a South Haven broker, the condos were developed by the Mitidieri family, which also owns the marina in front of the development. There are three condos planned in Phase 1, with the potential for a fourth.
“One home is completed right now, with another 80% done and the third about 50% complete,” Servatius said.
Newco Design Build of Grand Rapids worked on the project to create customizable, open-concept floor plans. The standard floor plan has a main level with a kitchen, dining room and marina access.
“It’s been 10 years since we had a development on the river that’s completed,” Servatius said. “There will be three condos when they are finished. And they are all single units so they are unattached. All units have three 3 bedrooms and 3 bathrooms. And each of the bedrooms have their own private balcony. This gives you outdoor space and great views.”
The first unit features 2,145 square feet with a living room, kitchen, dining room and walk-out access to the marina on the first floor. Both the second and third floors have a bedroom, a bathroom, and a balcony off each bedroom.
Servatius said that Phase 1 will take three to four years to complete, and that the plan for Phase 2 is to add 10 more units with add-on garages. He said that they may break ground for Phase 2 later this year.
The plan to add garages was done with the intent to solve an issue for full-time residents of South Haven. “If you look at 90% of the condos in South Haven, they don’t have indoor parking,” Servatius said. “When you live here in February you know what it’s like. You want to be inside when you get your car.”
The condos will cost between $1.2 million to $1.4 million, depending on customization decisions and the floor plan.
Servatius, with Century 21 at 253 Center Street, South Haven, said that while a boat slip in the Mitidieri Marina is not guaranteed, owners of a condo will have the ability to be first on the list to rent a slip each year.
